What we see on FAAC gates in Fort Worth

Fort Worth’s west side has a strong stock of wrought iron swing gates on older homes, and some of those gates run on FAAC hydraulic operators. Hydraulic arms handle heavy iron well, but age shows. Seals harden after many Texas summers, fluid weeps out, and the pump loses pressure until the gate travels slowly or stops short. Clay soil adds strain, because a post that has moved puts the leaf out of line and the arm has to force it.

We check the leaf and post by hand, then fluid level and pump pressure, then the encoder, limits and the 455 D board on hydraulic swing units. A 400 or 402 with a leak usually needs a seal kit, refill and bleed. In-ground 770 units sit in a foundation box that can hold water on clay, so we clear the drain. Hail can damage photo-eyes but rarely the sealed hydraulics. On homes in Westcliff or Mistletoe Heights, replacement comes up only when the ram or housing is damaged.

FAAC gate repair in Fort Worth: questions

Our west Fort Worth FAAC gate leaks oil and moves slowly. Is it finished?

Probably not. Oil on a FAAC arm almost always means worn seals, and the slow travel follows from the fluid loss. We replace the seals, refill and bleed the system and set the pressure. On older operators we also check the board and limits, since those age alongside the hydraulics.

Do FAAC hydraulic operators need regular servicing?

Yes, and it pays. A check of fluid level, seals, pressure and the release valve every year or two catches leaks before the gate starts to fail. On an in-ground unit we also clear the foundation box drain. Servicing a hydraulic operator this way costs much less than replacing it.
