Driveway Gate Repair in Dallas: what we see

Private driveway gates in Dallas are often large: wrought iron swing pairs or estate slide gates on long drives north of Northwest Highway, and more modest iron gates in older neighborhoods like Kessler Park and Lakewood. Many were installed twenty or more years ago and still run the original operator. The ground causes most mechanical trouble. Dallas clay swells when wet and shrinks hard in a dry summer, so posts lean and leaves drop, scrape or miss their latch, and the operator works harder on every cycle.

We check the gate by hand before anything else, because a gate that binds will keep killing operators. A leaning post or worn hinge can usually be corrected, and on double gates we reset the leaf delay so the pair closes in order. Then we test the operator: board, capacitor, limits and photo-eyes. On older estate operators a single failed board or capacitor is the usual cause, and repairing it is far cheaper than replacing the unit. We show you the manual release before we leave.

Driveway Gate Repair in Dallas: questions

My Dallas driveway gate drags on the concrete in summer. Why?

Most likely the post has shifted. In dry months the clay under a Dallas driveway shrinks and posts lean, and the leaf drops at the far end. We check the post and hinges, then re-hang or adjust the leaf. If the post keeps moving, a deeper footing or a support wheel can stop it happening every summer.

Can you repair the original operator on my old estate gate?

Usually. Older operators commonly fail on a control board or capacitor, and both are replaceable. Where an original board is no longer made, a substitute board can often be fitted, which we explain first. We only recommend a new operator when parts are unavailable or the drive train itself is worn out.
