What we see on FAAC gates in Keller

A FAAC on a Keller wrought iron swing gate is a different machine from the chain drives most technicians see. The motor runs a pump, and pressure moves the ram. Because much of Keller was built from the late 1990s on, a FAAC 400 or 402 fitted then has had long enough for seals to start weeping and fluid to drop. The gate gets slower, then weaker, then stops short of closed. That is pressure loss, not a dead motor.

Repair is nearly always the right call. We check fluid level and condition, test pressure against FAAC figures, then reseal or adjust. The 455 D board used with the hydraulic swing arms is a known failure point on older installs and swaps cleanly. On a FAAC 844 slide gate we check the clutch and limit switches along with the rack and rollers. In Highland Oaks or Bourland Oaks the hinge post matters too, since clay movement adds load the ram has to fight.

FAAC gate repair in Keller: questions

Why is my FAAC gate in Keller slow on cold mornings?

Hydraulic fluid thickens as it cools, so some slowdown on a cold North Texas morning is normal and should clear once the day warms. If the gate stays slow into the afternoon, or the difference between seasons has become large, the fluid may be past its service life or the seals may be leaking, and we test both.

The release key on my FAAC is leaking oil. Is that serious?

It is a real fault. On FAAC hydraulic operators the manual release is a keyed bypass valve, and the valve itself wears. Once it weeps, the system loses fluid, and pressure follows. We service or replace the valve, top up and bleed the system, and set pressure so the leaf closes firmly again.
